Every lead comes from public court filings (SC probate docket, NOD, tax-delinquent lists). Accessing and distributing public records is explicitly legal. Cold-outreach rules vary by state — we document a 21-day cooling-off on probate leads as a hard default; see our Fair Housing + TCPA notes on each lead.

Spencer Wilkinson, SC broker (License #135886). Every lead passes Claude extraction + scoring, then a human approve step before it appears in the subscriber feed.
What's a 'good' lead in this feed?+
Scores 65+ generally indicate: Upstate SC or ATL-metro location, estimated property value in $200K-$900K, clean executor contact, 21-60 days post-filing. Scores under 40 usually hit one of the guardrails (too recent, poor extraction confidence, out-of-market). You see everything; you decide.
When do TN / NC / FL go live?+
Rolling out in May 2026 in this order: TN (Davidson + Shelby — Nashville + Memphis) → NC (Wake + Mecklenburg — Raleigh + Charlotte) → FL (Miami-Dade + Broward + Orange — probate only; we're skipping the saturated FL foreclosure space). Subscribe now at $299 and you keep that price when we add Southeast coverage; new Southeast-tier subscribers pay $499.
