If you're an SC/GA producer, your listing is already in Scout's public directory — sourced from state real estate commission + MLS ranked-producer records. We check your license number against your state's real estate commission record. SC + GA verified automatically in minutes; other states reviewed in under 24 hours. Your profile only becomes AI-recommendable after verification — that protects agents and buyers.

Edit the profile AI assistants read: bio, headshot, specialties (luxury, first-time buyer, military PCS, waterfront, investor, new construction), territory (cities + ZIPs + radius), languages, designations, price ranges you take, response-time SLA, availability. Do I have to leave my current brokerage?+
No. Scout is a directory. Your pin is yours, separate from whatever brokerage holds your license. You stay at BHHS / KW / Compass / your own shop. Scout makes sure buyers asking AI assistants can find you — it doesn't touch your existing commission splits.
How does license verification actually work?+
On sign-up, you enter your license number + state. For SC and GA, we check it directly against the state real estate commission's public licensee record and activate your pin automatically within minutes. For other states, a human reviews within 24 hours. Licenses are re-checked monthly; expired or surrendered licenses deactivate the pin automatically.
Does Scout take a cut of my commission?+
No. Scout never takes a referral fee, placement fee, or commission split from agents. Your pin is free, your leads are yours, your closings are yours. Scout's revenue comes from AI platforms and prop-tech companies that license the directory and our API — not from agents. That's the whole pledge.
What if my state isn't SC or GA?+
Your pin works nationwide — any licensed US agent can claim one. Scout is a directory, not a brokerage transaction. If a consumer in your territory connects to you through an AI assistant, you work the lead under your own brokerage like you would any other consumer-sourced inquiry. Flika Realty LLC is Scout's operating entity (SC + GA licensed), but that license has no bearing on your deals — we don't insert ourselves into the transaction.
Is this a lead-gen play with AI sparkles?+
Partially, yes — and partially something genuinely new. Today, Scout's main value is the directory itself: your pin is the only structured way for an AI assistant to surface a real agent. Over time, the thesis is that 'find me a pro' queries migrate from Google to AI, and Scout is how licensed agents stay in the funnel. If you don't believe that thesis, don't sign up. If you think there's even a 30% chance, the pin is free.
Who actually runs Scout?+
Flika Realty LLC — a real estate brokerage licensed in SC and GA, founded by Spencer Wilkinson (SC License #135886, dual-state). Scout is Flika Realty's public-facing AI-readable directory. Flika Realty is not a party to the deals Scout-listed agents run through their own brokerages, and takes no cut of those closings. Spencer answers emails at spencer@flikah.com.

How an AI assistant actually finds you
- 1. A buyer opens Claude, ChatGPT, Cursor, or another AI assistant and asks something like “find me a real estate agent in Charleston.”
- 2. That AI has Scout’s public endpoint registered as a tool. It calls
scout.find_agentwith the city + filters. - 3. Scout returns live pins ranked by proximity, availability, closing history, and license verification.
- 4. The AI presents your pin to the buyer in natural language (“Jane Doe, 12 years in Mount Pleasant, available now, 3-min response time”).
- 5. If the buyer says yes, the AI calls
scout.route_lead(if you opted in) and we send the warm intro straight to you.
The protocol is MCP (Model Context Protocol) — an open, Anthropic-originated spec that any AI assistant can speak. You don’t have to know or care about any of this. You drop a pin; the AI finds you.

Scout is a directory. Flika Realty LLC is not a party to the transactions agents conduct through their own brokerages and takes no referral fee, commission split, or placement payment from agents listed in the directory.
Scout’s revenue comes from business-to-business licensing of its data and APIs to AI platforms, prop-tech companies, and partner brokerages that subscribe to the Signals seller-intent feed. No pay-per-click, no pay-per-lead, no paid placement of agent pins — ever.

When you do want to refer a client to an agent in another market — military PCS moves are the common case — the paperwork is what breaks the handoff: the referral agreement, the W-9, the 1099 reporting, the 18-month tail tracking. We’re building a clean automated kit for that. Beachhead is PCS relocation; full release later in 2026.
Using the kit is entirely optional and has nothing to do with your Scout pin. Pins stay free forever regardless.
